A Love Letter to Miami · Letter No. 02
Dear Aventura,
Water in the morning, towers at sunset, and everything you need without a highway. People fall for you fast. Before they do, I want them to see the numbers too.
The feeling
The Intracoastal in the morning. Marinas at the foot of the towers. A fitness path that circles a golf course. The beach a short drive east. Aventura feels calm and close to everything at the same time.
A normal Tuesday
Coffee and errands close to home. Shopping and dining in the same few blocks. Brightline from the Aventura station when the day is in Fort Lauderdale or Downtown Miami. It is a condo life: elevators, valet, amenities, and a view.
Before you commit
In Aventura you choose a building as much as a neighborhood. Two towers on the same street can share a view and have very different futures. Before you compare prices, ask for:
- The reserve study, and how much of it is funded
- The milestone inspection status
- The association budget, and fees per square foot compared with nearby buildings
- The insurance policy and its renewal history
A beautiful view does not pay a special assessment.

Falling for Aventura?
Tell me which building caught your eye and I’ll read its documents with you.
